What Is The Best Way To Sell My Property?

The rather patronising answer ‘Whichever way suits your house’ is actually the best answer to this question, but it does beg some further explanation!  What this answer means is that there is no one standard way to sell a home.  If you live in an average terrace in an average street with little or nothing special about your home (apart from the fact that it has some very special owners!) then you will find that if you go to auction, you will get a very flat rate for your house.  If, on the other hand, you live in a converted windmill and have scenic views across a stunning landscape, then you could get a bidding war at auction that transforms the value of your home; so it depends on what market will suit your home best!

Traditional Selling:

If you sell your home traditionally then you will have to sell through an Estate Agent.   This will mean that you have to pay commission but they will advertise it for you.  Estate agents do tend to vary in terms of competency and how much effort they will put in to properties, so try to ensure that you secure the services of an Estate Agent who has been recommended.

Quick Sale Estate Agencies:

There are companies that are claiming to sell properties for 90-95% of the property's value in a relatively quick timeframe of a month. This way of selling a property has been around for about three years now and is becoming incresingly popular.

Selling It Yourself:

You can sell your home privately, using your own advertising skills and making sure that you put up your own board etc.  This will work well in some parts of the UK, but you know what?  In some parts of England people are still very suspicious of this method and they are a little suspicious, thinking that it is nice to have an Estate Agent in the loop, so that they do not have to deal directly with you.  So opting for this choice is only to be done if you know the locality and think that people will not be deterred and if you are good at PR and liaising with potential buyers.  In other words, you need to have really good people skills.  If you have only average people skills, then don’t even think about it!

Auctions:

Property auctions are the most amazing things because they often seem to chug along with no one that excited etc and then suddenly one property will come up and a bidding war emerges.  At times it can feel like sense has left the room and it is just two people trying to hold their nerve and get that property.  But property auctions are really only any good if you have a really pretty or period property.  If your home is a really average house in an average street, then it probably will not be as successful at auction, as if it had some special features.

Quick Buy Companies:

Some companies will buy your home in a week or so, but the downside is that you will not realise a huge amount selling your home this way.  Instead you should only sell your home to this kind of company if you really need a sale because you need to move or you are facing repossession.

No One Size Fits All

The conclusion about which is the best way to sell your home is really that it depends on both you and your home, so what you need to do is to carefully assess all the options and then weigh up which is the right way for you to sell what will probably be your most valuable asset; your home!
