Do I Need To Use A Local Estate Agent To Sell My House?

  The very simple answer to this question is no, although many Estate Agents will claim that you absolutely have to have local knowledge in order to sell a house, in fact this is no longer the case.  It is true that a few years ago you definitely did need local knowledge in order to be able to sell property, but those days have gone name and the Internet has really revolutionised the property market.

The Internet has made it possible to see just how much houses are sold for in any part of the country.  It used to be the case that property prices in Dundee were more or less a secret from anybody who was in Dunstable, however now if you are in Dunstable all you have to do is log onto the Internet and you can see how much properties are selling for in Dundee.  It only takes a couple of minutes research to ascertain the average property prices for any street in the UK.

The Days of ‘Local Knowledge’ Have Gone

Now, there is no need for local knowledge.  In fact all the ‘local’ knowledge has been entered onto various databases on the Internet and anyone can now have ‘local’ knowledge of any particular area.  Sorted!  You can also discover not only the average price for any locality, but any special features of a locality.  So if a street is in a catchment for a good school, then this will quickly be apparent, as will any special features of the street.  There is no longer any mystique about valuing properties.  In a sense, all the hard work has been done and it is now much easier to value any property in any part of the UK.

This is really powerful news for anyone who is selling a property.  But it is actually very bad news for local Estate Agents who are not all that good, because people are going to vote with their feet and instead of using local Estate Agents, they will instead opt for the BEST Estate Agents! Instead of having to rely on local Estate Agents you can now have the choice of Estate Agents, to ensure that you secure the best deal for your property and that you achieve the best price.  This doesn’t mean to say that you should simply opt for a cheap Estate Agent because it is always important to think about the level of service you will be receiving and how good the Estate Agent is at negotiating.  Remember that negotiating can be really important and often critical if there are any problems that arise during the process of selling your property.

So don’t feel that you have a limited choice when it comes to using an Estate Agent.  Instead of being curtailed and restricted in terms of who you can choose, you actually have a phenomenal choice of Estate Agents and therefore you have no excuse to be lazy; you need to do some research and find out who is the best for you to use!
