Free Online House Valuations

If you are not sure how much your house is worth then there are ways to secure a really quick, free house valuation online.  But please be careful, these results will give you a rough indication of what your house is worth.  It is definitely not worth arguing with an Estate Agent or house buying agency, quoting the free online house valuation that you have received.  However, these sites are worth taking a look at, simply because they give you a good idea of house values, rather than a bespoke valuation for your particular property.

Zoopla!

Zoopla is an excellent property valuation site.  If you type in your postcode then it will tell you how much properties are selling for in that area.  This means that you can see when a house was sold and how much for.  Then you can get a more personalised valuation that is based on the past prices that houses went for and how the market is doing in that locality.

As always, nothing is perfect and you do have to remember that the valuations Zoopla gives will be based on past prices.  So if there is a plan to build a bail hostel round the corner (which would affect your property price) then this would not be reflected in the property price that Zoopla gives you.  That means you need to be aware of any potential issues and how the market is doing, rather than rely on Zoopla alone.  As a rule it is always worth thinking that Zoopla has over valued your property.  That way you may be able to be pleasantly surprised and at worst, you will not be too disappointed. 

Propertypriceadvice

Propertypriceadvice is an online service that will help give you a valuation for your property.  However, valuations tend to be even higher than Zoopla, so again don’t rely on this valuation, take it with a pinch of salt as being an optimistic indicator of price.  It is easier than Zoopla and you can download a PDF locality guide, which details local schools and GP surgeries etc.  It is useful, but don’t trust it implicitly!

Mouseprice.com

This is another free valuation service and it is incredibly easy to use.  You can get a very basic valuation by simply entering in your postcode; the website does the rest for you.  You will get a broad indicator of price, so there is no definitive valuation, but it gives you a yardstick and also tells you what other houses nearby are selling for.

Nationwide House Price Calculator

This gives you an indication of how much your home will now be worth, based on how much it was sold for.  It is a blunt tool to some extent, but on the other hand, it will give you some indication of what your home is worth and realistically, until you have several Estate Agents value your home, you will never get a wholly accurate figure of what your home’s value is.  (Some people would argue that you will not even get this with Estate Agents!)

Get Analytical!

If you want to analyse projected house prices, all you need to do is log on to Housepricecrash.  This website collates figures and statistics from the Land Registry (that records property values), Hometrack as well as financial indicators such as the Financial Times.  This gives a good indication of what the experts think will happen with house prices in your locality; but again, be realistic and treat with caution!
