How To Sell Your House Quickly?
Selling a house using traditional methods can take a long time and can be full of last minute hitches and glitches. For example, everything can be progressing well and then at the last minute your chain collapses, or someone just pulls out, or your survey results are bad and the buyer declares that they are ‘Out’.
Or you could be facing repossession or even eviction. If this is the case then you may need a fast sale for your home. You may have heard that this cannot be done and that you will only get around 60-75% of its value.
It is important to recognise this. You simply will not achieve getting 100% of the value of your house if you sell it really quickly. This means that you should only sell your house on a really fast basis if you really, really need to move. If you don’t need to move then simply stay put and sell your home through an Estate Agent or privately.
Specialist Fast Homebuyers
Some homebuyers actually specialise in buying back homes from people who are facing repossession or who cannot keep up with the mortgage payments. These will buy your home for around 60-75% of its value, with some being able to offer 80%, but it is important to investigate this prior to simply assuming that you will realise 80% of your home’s value. This does not happen all the time and it is important that you stay realistic.
Remember that the true value of your home is only what someone will pay for it at the time. So if your home is valued by an Estate Agent at £500,000 but you are only getting offers at £375,000 and a quick buying company offers you a comparable figure, then the £375,000 is more realistic of the true value. There is no point having a house that is (on paper) worth £500,000 if no one will pay that amount.
Sell and Rent Back
Sell and rent back companies allow you to sell your home to them and then rent it back. This means that you don’t have to move, can keep the kids in school and in fact no one really needs to know that you have had problems. So in that sense it is a really good way to sell your home quickly. Make sure the company is FSA registered as this is now a legal requirement.
How Long Does It Take?
You can sell your home like this within about a week to a month maximum, so it can be done very quickly and very efficiently. You do have to take care to ensure that you use a reputable company and that you are aware that you will not realise the full value of your home in many instances, but at the end of the day, you can avoid repossession and you get something for your home, so it is definitely worth considering as an option!
