Property conveyancing is simply the legal process of conveying the ownership of the property from one person to another. Yet property conveyancing within the UK is actually shrouded in mystery and mystique and for this reason, the very trusting British public tend to consult their local family solicitor for conveyancing, but end up paying for the nose for property conveyancing.
In recent times online property conveyancing has really sprung up but many people are still reluctant to use online conveyancing because they distrust it. Yet going for the online option could actually help same money within the conveyancing process and the process itself can work. The trick is knowing which type of firm you should approach. There are different types of online property conveyancing company and you need to know which are the best.
Larger Online Companies
You will often find large online conveyancing companies at the top of your search engine results. They will offer you a fixed fee and sometimes a guarantee that if you don’t move there is no fee. Usually they will provide you with an instant quote and they can be substantially cheaper than your family solicitor. However the bad news is that these companies often have poor service levels and they may not be based in the UK. Often you will find that you never talk to the same person once and there can be a sense that you really are not being looked after. Because these firms are not specialised legal firms and they may not be based in the UK, it is often worth avoiding these.
Specialist Online Legal Firms
There are some companies that specialise in online conveyancing and they also offer a fixed-fee and they will be able to offer you a guarantee that if you do not move, then there will be no fee. The main benefit of this type of company is that they are (usually) based in the UK. So it is reasonable to expect that they know about UK conveyancing. Because they are a specialised law firm they are able to spot any irregularities within the process but it has to be said that these may not be the cheapest option, although they are still usually cheaper than your family solicitor. It can at least be worth getting a quote and ask what level of service you will get. Do not assume that you will get very much; they ought to tell you what you have the right to expect!
Marketing Companies
Marketing companies are a bit like a dating agency. They will introduce you to a specialist conveyancing firm. Now that may not sound all that radical, but most of these online conveyancing marketing companies will only get into bed with a good specialist conveyancing firm. After all, they make their money through introducing you to the firm, so they have a vested interest in keeping you happy. There may be occasion where these firms have hooked up with less reputable firms but generally there is a reasonable standard of service to be had using this kind of marketing company. Again, it can also work out cheaper than using a High Street firm of solicitors.
Good and Bad Is Everywhere!
The main point to remember is that there are good and bad online conveyancing firms, no matter which type you opt for. What you should do, before you sign up is to do a little research. If you just opt for the cheapest option without doing any research, you may well live to regret it!
