Recommended Estate Agents
There are some things in life that you should choose on instinct; a partner, a car, a new job and so on, but choosing an Estate Agent is NOT something that you ought to choose on instinct. Instead, you really ought to choose an Estate Agent upon the recommendation of friends and family. Opting for the Estate Agent with the nicest smile, just isn’t going to be worth it. So ask for recommendations and don’t just go for one recommendation, ask for several!
You are paying your Estate Agent on a commission basis, so they will receive quite a bit of money for selling your home. That is why it is important to get someone who is good at their job, skilled at selling a house like your own and someone who is able to negotiate with potential buyers and who better to assess the capabilities of local Estate Agents than people who have used their services? That is why recommendations are so very important.
The more recommendations that you can get for an Estate Agent, the better. This is simply to show that they can sell all different types of houses. F or example, some Estate Agents will be more adept at selling two up, two down terraces than they will little country cottages, so you need to find an Estate Agent who has experience of selling a house that is like yours, same style, size, location and so on.
Some Estate Agents are great at giving you ‘the pitch’. They are articulate, charming, perhaps even a little charismatic and before you know it, you are under their spell. But the pitch is only a veneer. What matters more is whether they will return phone calls, whether they will be good with potential buyers, whether they will earn their money in other words! Your house will not sell on the grounds of charm alone; there needs to be a strong online presence and a high street presence combined to give your house the best chance of selling.
It is also important to ask people who have recently bought houses about their experiences with Estate Agents. Some Estate Agents are great at marketing houses, valuing them and so on. But they really need lessons in customer care when it comes to appreciating and valuing potential buyers. Remember that your house can be on the market for a really great price. It can be the best house in the locality, but if potential buyers are not going to be looked after by the Estate Agents, then it will take ages to sell your house.
Friends, family, work colleagues and neighbours will all have experience of Estate Agents and all you have to do is to take the time and trouble to ensure that you research thoroughly to acquire the best Estate Agent for your particular property. It doesn’t take long because all you have to do is to ask them briefly about their experiences of Estate Agents and within no time at all, you will have lots of recommendations and lots of names to avoid!
