Sell My House Fast: Here Are A Few Options
If you want to sell your home very quickly then you need to accept that you will probably not get as much for your home as you would if you sold it through an Estate Agent and took your time to sell it. However it is not always possible to sell a house really quickly through an Estate Agent and if you need to sell your home fast, particularly if you are trying to avoid repossession, then selling your house quickly can be done but you will not get the full market value for the property. It is almost like you can have one or the other, but rarely both at the same time. So you can have your home sell fast, or you can have a really excellent price for it, but you cannot sell your home really fast and get a great price for it, unless you are particularly lucky that is!
Selling To Quick Sale Companies
A quick Internet search will reveal that there are lots and lots of companies out there who will buy your home very quickly and offer you less than it is worth because they are buying it in a matter of days as opposed to weeks and months. These companies will often offer you deals that can avoid your home being repossessed but will not necessarily pay off all your mortgage.
You may see some companies that say they will get you 100% of your home’s value, but treat these with caution. Sometimes they offer you this kind of deal, but in reality you will only be getting about 60-75% of the market value of your home. It could be slightly higher, but tends to be in the region of 60-75% of the value so expect this sum and realise that the full market value simply will not be paid.
Selling Using A Quick Sale Estate Agency
Quick Sale Estate Agencies are somewhere between your traditional estate agent and a quick property buying company. They aim to get you close to the market value like a traditonal estate agent but with the speed of a quick home buyer. You will pay a commision to the company when you sell your home. This commision is usually similar to the fees charged by a traditional agent.
Selling to Sell And Rent Back Companies
Some companies will buy your property really quickly and then they will rent it back to you, so you don’t have to move, life just continues as normal. This can be a really good way to ensure that you don’t incur any moving costs. However, expect a much lower offer for the privilege.
Sell To Property Developers
Sometimes, if your home comes with a plot of land, especially within a town or city, then you may be able to approach a property developer yourself to see if they will buy your property and perhaps develop it. However, this really is not as speedy as selling it to a specific ‘Buy It Quickly’ type company.
Auctions
You may read that selling at auction is a great way to sell your home quickly and although you can sell it quickly it will still take time to circulate some details about the property prior to the auction and of course your home may not sell at auction. So you really should not regard selling at auction as being a sure fire way to sell your home: yes it may well sell faster than the traditional route of through an Estate Agent, but then it may well not sell at all!
