It is often said that British Society is actually a very conservative society and when it comes to buying a property, this is certainly very true. The British public seem to have a complete aversion to buying a property that is being sold privately and they seem to be incredibly worried that they are going to be ripped off, or that something is going to go terribly wrong, simply because there is no Estate Agent involved. So if you are actually serious about selling your home, then you really need to think about using an Estate Agent.
Advertising Widely: The Trick To Selling Your Property!
The more widely that you can advertise your property, the more likely you are to achieve a sale very quickly. So it makes sense to ensure that your property will be advertised quite widely on the Internet and that as many people as possible can see it. However if you sell your property privately then you will actually find that property portals such as Rightmove will not allow you to list your property on their website. This means that you are immediately at a disadvantage and delightful as your property may be, it will simply not be seen by as many people as it would if it were advertised via an estate agent and featured on Rightmove. It is really important to consider this, because it is a fact that you cannot easily get round. Remember it is better to sell your house and pay commission, rather than be left with a house that you cannot sell!
The Role of an Estate Agent
Although Estate Agents are often much maligned, they actually serve a very valuable role within the house buying and selling process. This is simply because they can ensure that the process goes as smoothly as possible and that there are no hiccups or nasty surprises. For example after the survey has been done on the property there may well be issues raised that the potential buyer was not aware of the before and as a result the potential buyer may wish to pull out of the process or lower the offer that they made on the property.
Because negotiations can be difficult at this stage between the potential buyer and the vendor it is actually really important to have an Estate Agent that can act as a bridge between the two parties and ensure that both parties are happy and willing to proceed with the sale. The Estate Agent will be able to advise the client and also cajole the potential buyer, so that the sale proceeds unhindered. The Estate Agent is impartial within the process and without this impartial liaison, the negotiations could actually be very difficult. That is why many potential clients will only buy a home when there is an estate agent involved because they have no wish to deal directly with the vendor. So use an Estate Agent or risk not selling your home, or worse selling it several times, but the sales fall through!
