What Will A Property Buyer Offer For My Home?
It is simply not possible to give a definitive sum that any property buyer will offer for your home. Property prices are extremely volatile and can be affected by many, many different factors so it is always best not to make assumptions about what you will be offered for your home. It can also depend on whether you are using a property buying company or waiting on an offer from a private property buyer.
Property Buying Companies
Companies that specialise in property buying tend to offer between about 60-75% of the value of your property. In a sense they may offer you slightly less than your property may be worth because you are paying a penalty in order to sell your home very quickly. If on the other hand, you had all the time in the world then you could simply leave your property for sale and not be worried about when it actually sold.
But if you are selling quickly and using a property buying company then it is likely that you will not receive the full market value of your home. Property buying companies justify this by pointing out that it is better to have 95% of something, rather than 100% of nothing; which is what you could have if your home does not sell...
Making Comparisons
It is always worth making sure that you have more than one offer from a property buying company so that you can compare and contrast how much you are being offered and the terms of the property deal. This will ensure that you get a fair price for your property and that you do not feel as if you are being ripped off. Some companies will tell you that they are offering you about 95% of the value of your home but in fact the figure that they are offering you may actually be a lower percentage so it is important to do a little bit of research and make comparisons between different companies.
Knowing The True Value Of Your Home
It is always worth checking out websites such as Zoopla or Rightmove to ascertain property prices within your locality. Often the presence of a good school or really good transport links will ensure that property prices in your street are quite buoyant and if you are able to quote prices that houses have sold for locally then you may be able to negotiate a price with your property buyer. However there is no guarantee that the property buyer will be willing to negotiate a deal. They may simply put an offer on the table and it is want you to accept it or not accept it.
Private Property Buyers
If you are selling your property through an Estate Agent, then a private property buyer may offer you more than a property buying company; but there is no guarantee that this is the case. A private property buyer will only offer you what they think the house is worth. It may be your castle, but that is no guarantee that it will realise its true value when on the market. Sadly it depends on how many other houses are for sale and what they are selling for!
