Will Anyone Buy My Home?
If you have been selling your home for some time, then it can be easy to lose faith and think that you are never going to be able to sell your home. But the reality is that there are very few homes that will not sell at all. Usually the problem is finding someone who is willing to pay the money that you are asking for. For example your house may be on the market for £250,000 but you may not be able to find someone who is willing to pay that amount. If you would reduce the price by £50,000 then you probably would soon find a buyer. However it may be impossible for you to reduce the price of your home by this amount and that is when stress levels can start rising and you can feel a rising sense of terror that no one may actually buy your home. But have faith; it will sell, but you may need to be your own House Doctor and ensure that you do all you can sell your home.
Look At Your Home Objectively
It is really easy to think of your home in a positive light. After all you live there and you have all your personal possessions in your home. But sometimes you need to take a step back and look at your home as others see it. For example is your home cluttered? If it is then you need to de-clutter it and ensure that it becomes quite an impersonal space, almost like a blank canvas so that potential buyers will immediately see the potential of your home rather than seeing all your personal possessions. It can take time to de-clutter your home and you may have to think about giving of items away or selling them or putting them in storage. But you do need to take radical action to ensure that your home is not only clean but that it is tidy and with very little lying around. Sometimes you may need to de-clutter and then de-clutter again!
Research House Prices In Your Locality
Some Estate Agents may actually overvalue a property in order to secure the commission for selling a property or because they want to get more commission from your sale. So you need to ensure that you research the local market and check out websites such as Zoopla or Rightmove to make sure that your home is properly valued. In reality if your home is overvalued then it is very unlikely to sell for that price unless homes in your locality are particularly prized. It can be hard to accept that your home was overvalued, but the reality is that you should at least consider this if your home simply isn’t selling.
Adopt A Positive Air
There is something about someone being desperate that is often summed up as the ‘sickly sweet smell of desperation’ and there is nothing that will deter potential buyers like the smell of desperation. Instead, just adopt a sense of being relaxed and at ease when potential buyers come. If they feel relaxed in your home then they will like it more; simple but true!
